“Oh we put an offer in and we didn’t get the house…” Is a familiar sad story for buyers. I have seen buyers put in 10 offers or more and still not get the home. WHY? Myth One: “It’s the market.” WRONG. Somebody got the house you wanted because they had a better strategy than you. Myth Two: “My agent was weak.” WRONG. Ultimately YOU are the one who guides the transaction. It’s YOUR terms. It’s YOUR decision. Myth Three: “I can’t compete with cash offers.” WRONG even FHA offers are getting accepted when going up against cash. Here is the secret of being a powerful buyer. 1) Shop with your head not your gut, which means buy a “house” not a “home,” that is, don’t get emotionally tied up with the process. Look for a great functional house that you can eventually make into your dream home. 2) Never put in an offer below the asking price. Put in a full price offer or above! When you have an accepted contract then you can negotiate during the inspection period. But if you don’t have a contract you can’t negotiate anything! 3) Shop 85% below your loan approval limit. You are going to need room to negotiate up in a competitive market so leave yourself room. If you start at 100% of your ability and there are multiple offers on your dream home then you are knocked out in the first round.
